Building Inspection

The Building Inspection also known as a Pre-Purchase Inspection will report on the building exterior condition, interior condition, subfloor, internal and exterior roof system and all accessible areas. The inspection is carried out as per the Australian Standards AS4349.02007 & AS4349.1.

The purpose of the inspection is to identify the major and minor defects and safety hazards associated with the property at the time of the inspection and provide advice to a prospective purchaser regarding the condition of the property at the date and time of inspection. The overall condition of the building is compared to similar constructed buildings of approximately the same buildings.

Sale Inspection

The Sale Inspection will report on the same areas as the Pre-purchase Building Inspection and is also carried out as per Australian Standards AS4349.02007 & AS4349.1. Defects can be rectified prior to the property is listed on the market, this enables the seller to identify works that could be carried out to ensure a fast and uncomplicated sale. Potential buyers, lenders and solicitors will have confidence knowing that the property has been inspected prior to sale.

Timber Pest Inspection

The Timber Pest Inspection will report on items such as sub floor, internal rooms, roof voids and external areas within 50m of the dwelling or within the boundary lines of a building. Timber pests that damage timber specifically include subterranean and damp wood termites, borers of seasoned timber and wood decay fungi. The accessible areas inspected are of the building in accordance with Australian Standard 4349.3 – 1998. The purpose of a Pest Inspection in a building is to assess the evidence and severity of damage caused by timber pests, susceptibility of building to infestation by timber pests, remedial and protective measures are required.

The Australian Standards state that the Pest Inspection Report is classified as a ‘Special Purpose Report’. Therefore a specialised report as per Australian Standards 4349.3 separate to the building report must be produced. Trademark use two separate inspectors as the Building and Pest Inspection processes are very different. The specialists are more likely to ensure all faults are detected.

Combined Building & Timber Pest Inspection

The Combined Building Inspection includes all of the features of our Standard Building and Pest Report. It is recommended a Combined Building and Pest Inspection is undertaken for Sydney properties as it covers both building defects and timber pests.

This report excludes inspection of plumbing, electrical, and gas systems. Book a Complete Inspection report for these additional services.

Strata Inspection Report

A Strata Inspection or Strata Search reports on the records and accounts of the Owners Corporation of a Strata Scheme including units, townhouses and villas. The inspection is carried out as per NSW Strata Schemes Management Act 1996.

A Strata Scheme has rules and regulations that govern living in a complex. Important information is reported including the financial status of the scheme, cost of levies and any special levies, expenses and budget analysis, building works and any building defect claims. Other general information also included is the title deed, strata roll, managing agent and executive committee, insurances, compliance reports (OH&S, Sinking Fund, Termite, Fire and Asbestos Reports), minutes and any by-laws.

Inspections are carried out by trained inspectors at the strata manager’s office or with representatives of the Owners Corporation. Reports and searches include Strata Inspection Reports, Community Reports, Company Reports and Neighbourhood Reports.

Complete Inspection

Building, Pest, Electrical & Plumbing

A comprehensive set of building inspections by qualified and licensed building inspector, pest inspector, electrician, and plumber. All of the features of our Combined Building and Pest Inspection Report plus:

  • Electrical
    The electrical systems checked including switchboards, wiring and fittings. Checking circuit protection equipment and fuses, surge protection equipment, earth conductors, ceiling insulation and down lights, electrical resistance and insulation test.  A safety test and correct number and locations of smoke alarms, safety switch (RCD), check broken or faulty power points, switches, light fittings and light fan. Check that cooktop and oven thermostats and elements are operating, and recording details of installed hot water systems.
  • Plumbing
    Plumbing defects including sewer, storm water using technically advanced cctv camera (extra charge), test for water and gas leak, lifespan and condition of hot water unit, gutters, flashing and down-pipes, condition of fittings and a flood test.

Home Owner Warranty Report

A Home Owner Warranty Report is designed to outline all of the defects (structural or cosmetic) or incorrectly completed work in a property built by an owner builder so that the owner is able to get Home Warranty Insurance.

Dilapidation Report

A Dilapidation Inspection Report consists of photographs documenting a building or property prior to any building works commencing on an adjoining building or property. The first inspection documents any existing cracking or damage before any work commences. When the building works are complete a final inspection is then carried out. If there are any changes these are then documented so relevant remedial works can be carried out.

New Building Report

A New Building Inspection Report is for new building works. It covers new homes, alterations, additions and renovations. The inspection will list any items that should be attended to including any defects that may be present.
